A resident can act as their guarantor if they provide the documents specified in the rental agreement that their income is more than three times the rental amount.
The surety must sign the surety agreement. If the resident is not of legal age to execute a contract, the guarantor must sign the lease agreement and the guaranty agreement.
Individual tenancies provide each resident with a separate tenancy agreement and responsibility for rent payments and applicable utility and parking costs. By signing a personal lease, you are solely responsible for paying the rent and the terms of the lease and you are not responsible for paying your spouse(s).

A typical lease term is approximately 11.5 months of occupancy which coincides with the university’s academic calendar. Residents are charged the full rental amount for the accepted occupancy period. The lease agreement will indicate the total amount of rent which is usually divided into 12 equal installments from August 1 to July 1.

Option 1: Self-enrollment in ACC’s Master’s Liability Program offered through Lease Track. This program is a $12.00 per month rental transaction and you will be automatically enrolled in the program if you select option 2 or 3 when prompted near the time of shipment.
Option 3: Show your liability insurance documentation showing the minimum required coverage on the lease track when requested 30 days prior to the lease start date.
